What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters at this elevation

Hot rubberized sealant stays flexible, which is the whole reason it works here. Pavement expands in the afternoon sun and contracts on cold nights, so cracks open and close constantly. A rigid filler breaks its bond the first hard winter. Flexible sealant moves with the pavement and keeps holding.

Around 6,200 feet the pavement carries snow cover for a long stretch and then spends spring cycling through melt and refreeze. That cycle, more than the cold itself, is what widens cracks and softens the base. Getting the surface tight before the snow arrives is worth more than anything done after it leaves.

How the job runs

Sequence matters against the calendar too. Cracks sit at their narrowest in summer heat, so material placed then gets compressed rather than stretched when winter opens things back up. That is easier on the seal and it lasts longer for it.

Ponderosa Palisades pavement specifically

Sloped residential driveways, mostly, plus the neighborhood street network. On grades like these the drainage conversation comes before the coating conversation, because a driveway that channels meltwater across itself will keep failing at the same spot.

Ponderosa Palisades is a residential neighborhood on the hillside south of downtown Truckee, with streets that climb away from the river and driveways that follow the grade. Sloped driveways shed water onto themselves and onto the street below, and in a climate that freezes most nights for months, moving water that ends up standing water is how pavement gets taken apart.

Questions

How long is my pavement out of service?

For most jobs, a day of work plus cure time before traffic returns, longer in shade or cool weather. Larger properties get phased so part of the pavement stays usable throughout.

Will crack sealing fix pavement that is already breaking up?

No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.

Is there a minimum job size?

No. Driveways are a large share of what we do and small jobs get grouped efficiently on the schedule. The thing that makes a small job hard is calling in late August, not the size of it.
