SCHAFFER’S MILL · SINCE 1965

Hot rubberized crack sealing in Schaffer’s Mill.

Schaffer’s Mill is reached off the Highway 267 corridor south of Truckee, in the same Martis Valley run as the neighboring communities. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and crack sealing is one of the three things we do. Call (530) 587-4161.

What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters at this elevation

Crack sealing is the cheapest insurance in mountain pavement maintenance. The damage that finishes pavement off happens in the base, under the asphalt, and the base gets wet through cracks. Closing them with flexible hot rubber keeps the water out through a season of freezing and thawing.

Around 6,200 feet the pavement carries snow cover for a long stretch and then spends spring cycling through melt and refreeze. That cycle, more than the cold itself, is what widens cracks and softens the base. Getting the surface tight before the snow arrives is worth more than anything done after it leaves.

How the job runs

The kettle work looks simple and the preparation is where the job is won. A crack full of pine needles, old failed filler, or moisture will not hold a bond no matter how good the rubber is. Clean and dry first, then hot material, then let it set.

Schaffer’s Mill pavement specifically

Association roads, clubhouse and amenity lots, cart path pavement, and residential drives. Cart paths are their own category: narrow, thin, and easy to overlook until the edges start breaking away.

Schaffer’s Mill is a private golf community in Martis Valley, sharing the same corridor and much of the same climate as its neighbors between Truckee and the lake. Martis Valley pavement sits in a middle elevation band, which means a working season that opens later than town and closes earlier than the west slope.

The crack pass is the piece that has to happen before winter. Everything else on a property can wait a season. Open cracks going into the snow cannot.

Schaffer’s Mill sits at roughly 6,100 feet, and the pavement around it behaves accordingly. More on the area on our Schaffer’s Mill service area page. We work the same corridor through Lahontan, Martis Camp, Northstar, Truckee, and the pavement guides go deeper on the physics if you want it.

Questions

Do you do crack sealing in Schaffer’s Mill?

Yes. Schaffer’s Mill is inside our regular service area out of Truckee, and crack sealing is core work for us. Call (530) 587-4161 or send a request and we will get it scoped.

Will crack sealing fix pavement that is already breaking up?

No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.

Do you work with property managers and boards?

Regularly. Association and managed properties get condition notes segment by segment, phased scheduling so access stays open, and work sequenced around approval cycles that do not move at contractor speed.
