What the work involves

Sealcoating a driveway means cleaning the surface, treating what needs treating, sealing the cracks, and rolling OverKote sealer over the top. It is the coating that takes the sun and the plow wear instead of your asphalt taking it.

Why it matters at this elevation

Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.

This is the top of our range, and the pavement lives the hardest life of anything we maintain. Snow arrives sooner, sits deeper, and leaves later than it does anywhere lower on the list. The window for sealer is genuinely narrow, so work at this elevation gets booked early and scheduled tight.

How the job runs

Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.

Alpine Peaks pavement specifically

Residential drives and the access roads that serve them. Single-corridor access means the work gets staged to keep the road usable rather than closing it, which is a scheduling question worth raising early.

Pavement here is worked hard for months and then asked to look presentable in July. Alpine Peaks is a residential area up the Alpine Meadows road off Highway 89, higher than the valley floor and deep in the terrain that makes this side of the lake what it is.

For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.
