What the work involves

Sealcoating a driveway means cleaning the surface, treating what needs treating, sealing the cracks, and rolling OverKote sealer over the top. It is the coating that takes the sun and the plow wear instead of your asphalt taking it.

Why it matters at this elevation

Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.

Pavement in this range spends a long stretch under snow and then a long stretch cycling between melt and overnight refreeze. The refreeze does the damage. Water that ran into a crack at two in the afternoon is ice by nine at night, and ice takes up more room than the water did.

How the job runs

Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.

Ponderosa Palisades pavement specifically

Sloped residential driveways, mostly, plus the neighborhood street network. On grades like these the drainage conversation comes before the coating conversation, because a driveway that channels meltwater across itself will keep failing at the same spot.

Sloped driveways shed water onto themselves and onto the street below, and in a climate that freezes most nights for months, moving water that ends up standing water is how pavement gets taken apart. Ponderosa Palisades is a residential neighborhood on the hillside south of downtown Truckee, with streets that climb away from the river and driveways that follow the grade.
