What the work involves

Sealcoating a driveway means cleaning the surface, treating what needs treating, sealing the cracks, and rolling OverKote sealer over the top. It is the coating that takes the sun and the plow wear instead of your asphalt taking it.

Why it matters at this elevation

Sealer is the layer that takes the abuse so the asphalt does not. High-altitude sun oxidizes the binder that holds asphalt together, and once that binder dries out the surface starts to ravel and crack. A coat of sealer absorbs that UV instead, and it sheds the water that would otherwise soak in and freeze.

This is the low end of the range we work, which usually means an earlier start and a slightly longer season. What it does not mean is easy conditions. The daily freeze and thaw swing at this altitude is what pries pavement apart, and it runs here the same as on the ridge.

How the job runs

A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.

West Truckee pavement specifically

A mix of commercial frontage on the corridor and residential streets behind it. Being this close to the yard means small jobs can be grouped efficiently, which is worth knowing if the driveway only needs a crack pass rather than a full treatment.

Driveways here are classic Truckee: mid-century asphalt that’s survived decades because somebody maintained it. West Truckee runs out Donner Pass Road toward the lake — Gateway, the older neighborhoods above the river, and the commercial strip that serves them.

A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.
