Parking lot sealcoating in Lahontan.

Lahontan is south of Truckee in Martis Valley, an easy run down the Highway 267 corridor from the yard before the climb toward Brockway Summit. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot sealcoating is one of the three things we do. Call (530) 587-4161.

What the work involves

A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.

Why it matters at this elevation

The reason sealing pays here is the freeze line. Pavement at this elevation crosses freezing and thawing constantly through the shoulder seasons, and every crossing works on whatever water the pavement is holding. Keeping water on the surface instead of inside the asphalt is most of the battle.

In the low 6,000s the season is real but not generous. Pavement at this elevation usually needs the snow gone and the base genuinely dry before sealer will bond, which in most years puts the start in June. Fall closes the window early too, so crack work is the piece that has to happen before the weather turns.

How the job runs

We work to the weather rather than against it. Sealer needs warm dry pavement going down and dry hours behind it, so a job gets moved rather than forced when a storm builds. A rushed application in marginal conditions costs an owner more than the delay ever did.

Lahontan pavement specifically

Long private drives, association roadways, and amenity pavement. Drives of that length develop working cracks along their run, and sealing those before winter is what keeps the surface from opening up under the plows.

Pavement here is held to a finish standard, which shapes the work. Lahontan sits in Martis Valley between Truckee and Northstar, a private community with a golf course, an internal road system, and long individual driveways cut into the terrain.

For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.

Lahontan sits at roughly 6,100 feet, and the pavement around it behaves accordingly. More on the area on our Lahontan service area page. We work the same corridor through Schaffer’s Mill, Martis Camp, Northstar, Truckee, and the pavement guides go deeper on the physics if you want it.

Questions

How often should this be repeated in Lahontan?

Crack work is close to annual up here because every winter opens something new. Surface and striping work runs on a cycle measured in a few years, shorter on plowed and heavily used pavement.

How do you price parking lot sealcoating?

By looking at it. Condition and square footage drive the scope, so we walk the pavement rather than quoting blind. We reply to requests within one business day and go from there.

What makes mountain pavement work different?

The season and the freeze cycle. Four working months instead of eight, snow load and plow traffic all winter, and a daily freeze and thaw swing that pries at anything left open. Maintenance schedules that work in the valley run behind up here.
