What the work involves

A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.

Why it matters at this elevation

Sealer is the layer that takes the abuse so the asphalt does not. High-altitude sun oxidizes the binder that holds asphalt together, and once that binder dries out the surface starts to ravel and crack. A coat of sealer absorbs that UV instead, and it sheds the water that would otherwise soak in and freeze.

At roughly 5,900 feet, this pavement runs through the full mountain freeze-thaw cycle every winter. Pavement here dries out earlier in the spring than the ridge communities do, which usually means the working season opens a few weeks sooner. That does not make it mild. It still cycles through freezing and thawing constantly on both shoulders of winter, and that cycling is what opens cracks.

How the job runs

The order of operations is what makes it last. The surface gets cleaned down to sound pavement, oil spots get treated so the sealer will bond over them, cracks get sealed first, and then the coating goes on. Skipping prep is how a sealcoat ends up peeling inside a year.

A mix of commercial frontage on the corridor and residential streets behind it. Being this close to the yard means small jobs can be grouped efficiently, which is worth knowing if the driveway only needs a crack pass rather than a full treatment.

A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.

When can parking lot sealcoating actually be done in West Truckee?

Inside the mountain season, roughly June through September. The work needs warm, dry pavement, and at this elevation that window is real. Booking in spring is how people get the dates they want.

How often should this be repeated in West Truckee?

Crack work is close to annual up here because every winter opens something new. Surface and striping work runs on a cycle measured in a few years, shorter on plowed and heavily used pavement.

Do you handle the whole job or subcontract it?
