What the work involves
Layout, stalls, arrows, and legends, painted to hold up against plow blades and traction sand. Striping over fresh sealcoat is also the cheapest moment there will ever be to fix a layout that was not working.
Why it matters at this elevation
Layout accuracy is most of the job. Correct stall dimensions, proper aisle widths, and markings placed where they are supposed to be matter more than the brand of paint. Getting that right on fresh sealcoat, while the old lines are gone, is the easiest it will ever be.
In the low 6,000s the season is real but not generous. Pavement at this elevation usually needs the snow gone and the base genuinely dry before sealer will bond, which in most years puts the start in June. Fall closes the window early too, so crack work is the piece that has to happen before the weather turns.
How the job runs
Layout comes before paint. We reference the existing configuration before it disappears, confirm stall dimensions and aisle widths, and place accessible spaces where they belong rather than where they happened to be. Then lines go down on clean dry pavement.
Schaffer’s Mill pavement specifically
Association roads, clubhouse and amenity lots, cart path pavement, and residential drives. Cart paths are their own category: narrow, thin, and easy to overlook until the edges start breaking away.
Martis Valley pavement sits in a middle elevation band, which means a working season that opens later than town and closes earlier than the west slope. Schaffer’s Mill is a private golf community in Martis Valley, sharing the same corridor and much of the same climate as its neighbors between Truckee and the lake.
Markings here have to survive plow blades and months under snow, so the restripe cycle runs shorter than an owner would expect from a lot down the hill.

How long is my pavement out of service?
For most jobs, a day of work plus cure time before traffic returns, longer in shade or cool weather. Larger properties get phased so part of the pavement stays usable throughout.
Do you work with property managers and boards?
Regularly. Association and managed properties get condition notes segment by segment, phased scheduling so access stays open, and work sequenced around approval cycles that do not move at contractor speed.
