ARMSTRONG TRACT · SINCE 1965

Private and association road sealcoating in Armstrong Tract.

Armstrong is right in Truckee, a couple of minutes from the yard. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.

What the work involves

Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.

Why it matters at this elevation

Sealer is the layer that takes the abuse so the asphalt does not. High-altitude sun oxidizes the binder that holds asphalt together, and once that binder dries out the surface starts to ravel and crack. A coat of sealer absorbs that UV instead, and it sheds the water that would otherwise soak in and freeze.

Down at this elevation the ground releases its moisture earlier than the higher communities do, so scheduling has a little more room. That is a real advantage and also a trap, because pavement here still spends months crossing the freeze line at night and thawing every afternoon.

How the job runs

We work to the weather rather than against it. Sealer needs warm dry pavement going down and dry hours behind it, so a job gets moved rather than forced when a storm builds. A rushed application in marginal conditions costs an owner more than the delay ever did.

Armstrong Tract pavement specifically

Residential driveways and the street pavement around them. This is the kind of neighborhood where a crack pass and an honest opinion often beat a full treatment, and we would rather say that than sell the bigger job.

The Armstrong tract is one of the closer-in Truckee neighborhoods, an established residential area within easy reach of downtown and the yard. Neighborhoods of this age carry a mix of pavement conditions on the same street.

Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.

Armstrong Tract sits at roughly 5,850 feet, and the pavement around it behaves accordingly. More on the area on our Armstrong Tract service area page. We work the same corridor through Truckee, West Truckee, Ponderosa Palisades, Glenshire, and the pavement guides go deeper on the physics if you want it.

Questions

Do you do private road sealcoating in Armstrong Tract?

Yes. Armstrong Tract is inside our regular service area out of Truckee, and private road sealcoating is core work for us. Call (530) 587-4161 or send a request and we will get it scoped.

Are you licensed for work in Armstrong Tract?

Yes. We hold California license 510637 and Nevada license 29573, classification A-8, which covers both sides of the state line around the north end of the lake.

What makes mountain pavement work different?

The season and the freeze cycle. Four working months instead of eight, snow load and plow traffic all winter, and a daily freeze and thaw swing that pries at anything left open. Maintenance schedules that work in the valley run behind up here.
