What the work involves
Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.
Why it matters at this elevation
Sealer is the layer that takes the abuse so the asphalt does not. High-altitude sun oxidizes the binder that holds asphalt together, and once that binder dries out the surface starts to ravel and crack. A coat of sealer absorbs that UV instead, and it sheds the water that would otherwise soak in and freeze.
Above sixty three hundred feet the snow load and the equipment moving it both step up. More plow passes mean more surface wear and more chances for a blade to catch something raised. Pavement here rewards a smooth, tight surface more than it rewards a fresh looking one.
How the job runs
A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.
Cedar Flat pavement specifically
Residential driveways, most of them sloped and many of them shaded. Grade plus shade is the combination that produces ice patches in the same spot every winter, and those spots are where the pavement opens first.
Less direct sun means slower drying, and slope means meltwater has somewhere to go and something to run across on its way there.
For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.
