Cedar Flat sits above the north shore in the timber, a residential area on the slope between the lake and the Brockway grade.
Being up off the water and in the trees changes the pavement conversation. Less direct sun means slower drying, and slope means meltwater has somewhere to go and something to run across on its way there.

This is higher ground, and the season shortens accordingly. Snow arrives earlier in the fall and lingers later in the spring, which compresses the window for anything that has to cure. The realistic plan at this elevation is to schedule early in the season rather than counting on a late one.
Residential driveways, most of them sloped and many of them shaded. Grade plus shade is the combination that produces ice patches in the same spot every winter, and those spots are where the pavement opens first.

The practical sequence rarely changes: cracks first, then the surface, then any striping. Sealing a surface while the cracks are still open leaves water a path underneath a new finish, which looks fine in September and does not look fine in May. We quote the pieces in the order they should happen.
