What the work involves
Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.
Why it matters at this elevation
The reason sealing pays here is the freeze line. Pavement at this elevation crosses freezing and thawing constantly through the shoulder seasons, and every crossing works on whatever water the pavement is holding. Keeping water on the surface instead of inside the asphalt is most of the battle.
In the low 6,000s the season is real but not generous. Pavement at this elevation usually needs the snow gone and the base genuinely dry before sealer will bond, which in most years puts the start in June. Fall closes the window early too, so crack work is the piece that has to happen before the weather turns.
How the job runs
A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.

Association roads, clubhouse and amenity lots, cart path pavement, and residential drives. Cart paths are their own category: narrow, thin, and easy to overlook until the edges start breaking away.
Scheduling here is a spring conversation rather than a summer one. Martis Valley pavement sits in a middle elevation band, which means a working season that opens later than town and closes earlier than the west slope.
Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.

Will private road sealcoating fix pavement that is already breaking up?
No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.
