Tyrolian Village is a residential community above Incline Village on the Nevada side of the lake, set up the hill from the main village area.
Elevation and grade both step up here relative to Incline proper, which means a longer snow season and driveways that work harder against the water coming off the slope above them.
Getting to Tyrolian Village from the yard
Tyrolian Village is east on Highway 28 past Crystal Bay into Nevada, then up the hill above Incline. The far end of our territory and a planned trip rather than a drop-in.
What Tyrolian Village pavement is up against
This is the top of our range, and the pavement lives the hardest life of anything we maintain. Snow arrives sooner, sits deeper, and leaves later than it does anywhere lower on the list. The window for sealer is genuinely narrow, so work at this elevation gets booked early and scheduled tight.

Planning is most of the job at this elevation. The work season runs roughly June through September, and every property in the area needs the same handful of weeks, so the calendar fills from the spring calls rather than the August ones. If the pavement needs attention this year, the time to say so is before the snow is fully gone.
