What the work involves

Court lines, playground layouts, and game surfaces painted to the right dimensions. Mountain courts take the same UV and freeze punishment as everything else, so the surface underneath usually needs attention before the lines go down.

Why it matters at this elevation

Striping is the guidance system of a property, and when it fades the property stops working the way it was laid out. Once the paint fades the markings stop doing their job — lines blur, layouts get ambiguous, and anything meant to guide or restrict traffic stops being clear. It is one of the cheapest line items in maintenance and one of the most visible.

Pavement in this range spends a long stretch under snow and then a long stretch cycling between melt and overnight refreeze. The refreeze does the damage. Water that ran into a crack at two in the afternoon is ice by nine at night, and ice takes up more room than the water did.

How the job runs

Most areas are back in service the same day, since traffic paint sets fast in summer conditions. Fresh work gets coned off until it will not track. When striping follows a sealcoat it is the sealer cure that sets the schedule, not the paint.

Schaffer’s Mill pavement specifically

Association roads, clubhouse and amenity lots, cart path pavement, and residential drives. Cart paths are their own category: narrow, thin, and easy to overlook until the edges start breaking away.

Scheduling here is a spring conversation rather than a summer one. Schaffer’s Mill is a private golf community in Martis Valley, sharing the same corridor and much of the same climate as its neighbors between Truckee and the lake.

Schaffer’s Mill is reached off the Highway 267 corridor south of Truckee, in the same Martis Valley run as the neighboring communities.

Markings here have to survive plow blades and months under snow, so the restripe cycle runs shorter than an owner would expect from a lot down the hill.
